Complete Property Management Service
Being a landlord is a journey and our complete property management services makes that journey smooth – with no nasty turns. We take care of every step in the rental process on your behalf.

Shared Accommodation Service
As well as managing your single-let properties, we can also provide the same services for your shared rental property. We will complete the required documentation for all tenants, as well as implementing house rules, managing utility bills, organise routine cleaning and even garden maintenance. This is on top of our usual services and emergency repairs.
Portfolio Management Service
Do you own multiple rental properties? We offer a VIP landlord service with additional bespoke services and exceptional discounts to manage your whole rental portfolio. You will benefit from all of our usual convenient services plus little extras to make being a landlord even easier.

|1. Market Appraisal Advice on the achievable rental value of the property and statutory obligations.|
|2. Advertising and Marketing Provision of a comprehensive marketing campaign via online portals, social media and agency board.|
|3. Accompanied viewings We will meet all prospective tenants at the property.|
|4. Tenant referencing Landlord and employer checks/Affordability, credit checking and validation of ID.|
|5. Tenancy Agreement & Legal documents Arranging the signing of the contract and serving of legislative documents.|
|6. Collection of deposit & First rent payment Payment for the property deposit is taken from the tenant and protected or sent to you under your desired scheme and Payment for the rent is collected from the tenant.|
|7. Set up rent payments Arrange appropriate rent payment method to landlord or ourselves.|
|8. Tenant check in We will order an inventory for you and meet the tenant at the property to handover the key and check in.|
|9. Rent collection Set up live client account and rent collection invoices to the tenant.|
|10. Rent chasing Send 3 letters / make 3 calls reminding tenant to pay overdue rent|
|11. Landlord rent statement Produce monthly electronic rent statement listing all incoming and outgoing payments|
|12. Management of routine repairs Routine repairs include low level property maintenance for example leaking taps, re-sealing shower trays.|
|13. 24-Hour emergency service Tenants have access to emergency out of hours phone line if they experience a problem during the night or weekend.|
|14. Deposit registration The deposit money is lodged and registered with the Deposit Protection Service|
|15. Quarterly property inspection The property is inspected every 3 months and a written report is produced and actioned.|
|16. Smoke alarm checks We will arrange to carry out fire alarm checks on the day of move in|
|17. Communal area cleaning service Communal area will be deep cleaned ( at an extra cost )|
|18. Annual portfolio review Review of income and expenditure, voids, maintenance and rent maximisation options|
|19. Fire safety maintenance We will arrange to carry out fire alarm checks, fire extinguisher maintenance, lighting checks and general fire safety compliance|
|20. Management of utility bills Where bills are included in the rent, Resilets will pay all utility companies the bills on landlord’s behalf and deal with any unpaid bills during voids.|
